John Reimers, or maybe it was Mike Tyson, famously says “Everyone has a plan until they get punched in the face”.

Dimitri’s soiree into management was anything but smooth. What we thought would be a well-planned day 1 quickly turned into a series of haymakers and uppercuts from Iron Mike. Besides a fast transition, the previous company left behind an operation riddled with pitfalls, and Dimitri was handed the unenviable task of cleaning up deeply flawed procedures.

His location alone would challenge even a seasoned leader: a high-end hotel, luxury residential complex, bustling restaurant, and a popular concert venue all packed into one of Boston’s most sought-after neighborhoods. Furthermore, the consultants we worked with stripped most of our staffing budget and failed to mention our PARCS equipment and the lifts we park on hadn’t been serviced in over a year. Needless to say, they both failed repeatedly, and we had to scramble to get things operational.
The first months were tough. Bloodied and bruised, Dimitri was damaged but not defeated. He kept showing up and putting in the work.

We endured poor P&L reviews, staffing shortages, service challenges, and a steady stream of equipment failures. Through it all, Dimitri leaned into our leadership team, asked the right questions, and stayed accountable and engaged. Together, we developed and implemented a plan for success, and he executed it relentlessly. Slowly but surely, the results followed. Staffing stabilized. Service improved. Complaints dwindled. Financial performance followed suit. After a year of management, our monthly meetings have gone from painful to productive. As the year concluded we ultimately exceeded our predecessor’s NOI by more than 25% year over year, and we’re aiming even higher moving forward.

That alone would make this a strong nomination, but Dimitri didn’t stop there. When a neighboring site was overwhelmed by a once in a decade snowstorm and a major citywide convention, the operation was pushed to the brink. More cars. Less space. And to complicate matters further, both the account manager and area manager were unavailable to respond immediately. Even though his site was dealing with the same issues, Dimitri was the closest leader, and he didn’t hesitate. He made sure his site was all set, and then he answered the bell. Dimitri rallied his team and stepped in to stabilize the situation. What began as frantic, urgent emails from the client quickly turned into messages of gratitude and praise. By the time additional support arrived, the crisis had already been resolved. Dimitri had handled it calmly and decisively on his own. If I hadn’t witnessed his transformation firsthand, I wouldn’t believe the confident, capable leader standing before us today was the same person who was pushed to the brink just a year ago. There’s nothing more rewarding than watching a leader find their stride and come into their own.

I am incredibly proud of Dimitri, deeply grateful for his commitment, and confident in saying that we are lucky to have him on our team.
